Berkeley Tower is Ellington’s first commercial address: a 60-storey Grade A office tower on Sheikh Zayed Road in Business Bay, a short walk from Business Bay metro and four minutes from Burj Khalifa and DIFC. The sculptural façade takes its form from fabric in motion, and the tower is designed to Al Sa’fat green building standards.
The 109 freehold offices run from 1,132 sq ft units to full floors of 12,182 sq ft, a 21,873 sq ft duplex on levels 54 and 55 and a 22,191 sq ft triplex on levels 56 to 58, with ceiling heights of 3.8 to 4.1 metres and a choice of one, two, three, four or eight offices per floor. Twelve double-deck destination-control lifts, smart access and an automated robotic parking system handle arrivals; the roof is designed for a future air-taxi vertiport and drone delivery.
Levels 32 to 35 hold the amenities: co-working lounges and focus pods, a clubhouse with terraces, a games room, a rest-and-recharge zone, a fitness studio with Pilates and spinning, and a prayer room, all facing Burj Khalifa. A concierge, valet and a double-height reception sit at ground level. Anticipated service charge is AED 24 per sq ft.

Our view
Business Bay led Dubai’s office market by transaction count in the first half of 2026, and freehold Grade A stock on Sheikh Zayed Road is thin. For an owner-occupier the half- and full-floor units on the upper levels are the ones to secure; for an investor the eight-per-floor units on the lower levels lease fastest.
