    Questions we are often asked

How much can I borrow for a luxury home in the UAE?

UAE residents can typically borrow up to 80% of value on a first home below AED 5 million and up to 70% above it; non-residents are usually offered up to 50%. Lenders also cap repayments at a share of income. Your advisor introduces lenders who understand high-value homes.

Can I get a mortgage on an off-plan property?

Yes, selectively. Several UAE banks finance off-plan purchases from approved developers, usually up to 50% of value, with the construction-stage instalments met from your own funds and the loan drawn at handover. Terms differ by project, so we confirm them before you reserve.

What does a UAE mortgage cost beyond interest?

Mortgage registration with the Dubai Land Department is 0.25% of the loan plus a small admin fee; in Abu Dhabi the municipal mortgage fee is 0.1% of the loan. Banks charge a valuation fee of around AED 3,000 and an arrangement fee of up to 1% of the loan. Life and property insurance are required.

    Is this calculator a quote?

No. It gives an indicative monthly repayment from the price, deposit, rate and term you enter. Actual terms depend on the lender, your profile and the property. A Renaissance advisor can arrange a formal pre-approval.
