Jumeirah Bay Island is a seahorse-shaped private island of more than six million square feet off the Jumeirah coast, developed by Meraas and connected to Jumeirah Beach Road by a 300-metre bridge. It is home to the Bulgari Resort and Residences, a marina and yacht club, and around 128 plots for private villas. It is the smallest and most exclusive of Dubai’s island addresses, and Jumeirah Bay Island luxury property has set record prices for the city.

Why buyers choose Jumeirah Bay Island

Scarcity, privacy and position. The island is ten to fifteen minutes from DIFC and Downtown Dubai, which no other island address can claim, and its plot count is fixed. Bulgari provides the hotel, the restaurants and the beach club; the plots provide the chance to build a bespoke waterfront home with the skyline across the water. Compared with Palm Jumeirah, it is far smaller, quieter and closer to the city; compared with Jumeirah’s mainland villas, every home here is on the sea.

Buyers are a small group of ultra-high-net-worth individuals, many from the GCC, Europe and Asia, who are building primary or principal second homes and value the discretion of an island with a single bridge.

What’s available: homes and price context

Two kinds of home. Bulgari-branded residences and mansions within the resort, with hotel service, and the private villa plots around the island, most of which have been sold and many of which are now built or in construction. Resale of finished custom villas and of unbuilt plots forms the market. Prices are among the highest in Dubai per square foot, and completed villas on the best waterfront positions have traded at record levels for the city. New developments and off-plan in Jumeirah Bay Island

Renaissance does not currently represent an off-plan project on Jumeirah Bay Island. Our advisors advise on resale and off-market homes here: custom waterfront villas, unbuilt plots and Bulgari residences, sourced through owners rather than public listings. Clients who want a new branded beachfront home on the Jumeirah coast are often introduced to Rosewood Residences Dubai or Solaya at La Mer, where Renaissance has current collections.

Living in Jumeirah Bay Island

The Bulgari Resort provides the beach club, spa, restaurants and the yacht club, with berths in the marina. Jumeirah’s schools, including Jumeirah College and JESS, are within fifteen minutes. DIFC and Downtown Dubai are ten to fifteen minutes by car; Dubai International Airport around twenty. Daily life draws on Jumeirah, City Walk and the Canal district on the mainland, all a short drive over the bridge.

What to prioritise

  • Position on the island. Plots facing the open sea, the skyline or the marina each offer a different outlook and a different price.
  • Built versus unbuilt. A finished villa saves two to three years; a plot allows a home designed entirely for you.
  • Design approvals and build standard. The island has design guidelines; understand them before committing to a plot.
  • Discretion. Most transactions here are private. Expect to be introduced, not shown a listing.
