Under construction
Under constructionPalm Jumeirah is the man-made island off the Dubai coast, developed by Nakheel and completed in the mid-2000s, shaped as a trunk, sixteen fronds and an outer crescent. It is the most internationally recognised residential address in Dubai and the one most often asked for by name. Palm Jumeirah luxury property means beachfront villas on the fronds, penthouses on the trunk and, on the crescent, a small number of branded residences attached to the world’s hotel groups.
Finished, central and on the sea. The island has its own monorail, a mall, dozens of hotels and beach clubs, and a resale market deep enough that the best homes trade by reputation. Dubai Marina is ten minutes away; Downtown Dubai about 25. For a buyer who wants a beach, a view of the skyline and a short list of neighbours of similar means, nothing else in the city has the same standing.
Buyers are global: European and British families, GCC owners, Indian and Russian-speaking clients, and increasingly Americans. Many already own in London, Monaco or Miami and treat Palm Jumeirah as the Dubai equivalent.
Three tiers. Frond villas, originally Garden Homes and Signature Villas, many now rebuilt as custom mansions on their beach plots; these are the trophy segment and the most expensive homes on the island. Trunk apartments and penthouses, from the original Shoreline buildings to newer towers such as One Palm. And crescent residences, where hotel brands offer serviced homes with private beach. Pricing ranges widely; branded crescent residences typically begin in the tens of millions of dirhams and rebuilt frond mansions can exceed that many times over.
Renaissance advises on two collections, both by Omniyat under Dorchester Collection.
Nakheel Mall and The Pointe serve daily life; Atlantis and the crescent hotels provide beach clubs and dining. Schools are on the mainland in Al Sufouh and Dubai Marina, ten to fifteen minutes away. The monorail links the trunk to the Dubai tram. Dubai International Airport is around 35 minutes by car. The island is quieter than its reputation suggests; most of it is residential, and the fronds are gated.
Renaissance works with Omniyat on The Alba and advises on frond villas and trunk penthouses that are seldom publicly listed. Our advisors know which fronds trade quietly and which rebuilt homes were built to last. Every home in our collection is vetted by our advisors, and each client has a dedicated advisor from first viewing to completion.
A beachfront collection by Omniyat on the eastern crescent, designed by Zaha Hadid Architects and managed by Dorchester Collection, with residences and super penthouses. Handover is expected in Q3 2028.
Yes. Palm Jumeirah is a freehold area open to buyers of all nationalities.
A frond villa gives a private beach and land; a crescent residence gives hotel service and no upkeep. The choice depends on how you will use the home and how often you are in Dubai.
Palm Jumeirah is larger, established and better served; Jumeirah Bay Island is far smaller and more private, closer to Downtown Dubai, with Bulgari at its centre.
