Al Maryah Island is the financial centre of Abu Dhabi, a compact island between the city and Al Reem that houses Abu Dhabi Global Market, the Galleria luxury mall, Cleveland Clinic Abu Dhabi and the Four Seasons and Rosewood hotels. Residential supply has until now been limited to the serviced residences attached to those two hotels. In December 2025 Mubadala and Aldar announced a joint venture to develop the island’s remaining northern land, with more than 3,000 waterfront homes, new hotels and a marina. Buyers are executives working in ADGM, international clients who want hotel service in a city setting, and investors positioning ahead of the expansion.

Why buyers choose Al Maryah Island

Al Maryah Island is to Abu Dhabi what DIFC is to Dubai: a common-law financial free zone with its own courts and registration authority, where a residence can sit a lift ride from the office. ADGM now hosts over 11,000 active licences and close to 40,000 people, and the island’s hospitality and dining are the capital’s most refined. Homes are freehold for all nationalities. For a Dubai-based buyer, Al Maryah Island is around 75 to 90 minutes by road and offers a serviced city home with none of the management burden of a villa.

What’s available: homes and price context

Today the island’s homes are the Rosewood Abu Dhabi Residences, 73 apartments and three penthouses completed in 2013, a small number of which have been released for private ownership, and the Four Seasons Private Residences, 69 apartments and duplexes plus two penthouses. These are large, hotel-managed homes with full access to the hotels’ facilities, and they trade rarely. The forthcoming Mubadala-Aldar expansion covers almost 500,000 square metres on the north of Al Maryah Island, with enabling works scheduled to begin in 2026 and luxury waterfront residences, roughly 450,000 square metres of Grade A offices, a marina and new hotels to follow. Pricing for the new phase has not been released; treat all figures as approximate.

New developments and off-plan in Al Maryah Island

Renaissance does not currently present a developer launch on Al Maryah Island. We advise on resale and off-market serviced residences here, specifically the Four Seasons and Rosewood apartments and penthouses above AED 5M. Our advisors are following the Mubadala-Aldar expansion closely; when its first residential releases are announced, we expect them to join the collection, and clients who register interest with us now will be informed first.

Living in Al Maryah Island

Life on Al Maryah Island is urban and walkable. The Galleria holds the capital’s concentration of luxury houses and more than a hundred restaurants, the waterfront promenade links the hotels, and Cleveland Clinic is the region’s leading hospital. There is no beach and no school on the island itself; Saadiyat’s beach clubs and Cranleigh are around 15 minutes, Repton on Al Reem five, and the airport about 30. The expansion plan includes 2.5 kilometres of air-conditioned pedestrian corridors, a bay fountain and 20 per cent open space, which will change the island’s residential character considerably over the next decade.

What to prioritise

For a serviced residence, the operator and the agreement matter as much as the apartment. Understand the service charge, what hotel access it includes, the rules on short-term letting and how the hotel’s rental programme works, because these vary between Four Seasons and Rosewood and shape the economics. Then prioritise water-facing orientation and the penthouse and duplex formats, which are the rarest homes on Al Maryah Island. Buyers thinking about the expansion should weigh first-phase pricing against a construction period that will run well into the 2030s, and should expect views and quiet on the island to shift while it is built.

How Renaissance advises on Al Maryah Island

Renaissance works only above AED 5M and advises in Abu Dhabi by appointment. For Al Maryah Island, a client receives a dedicated advisor who sources the few Four Seasons and Rosewood residences that come to market, explains the ADGM registration framework and compares the island candidly with Al Reem, Saadiyat and DIFC in Dubai. We also track the Mubadala-Aldar expansion so that clients interested in the new waterfront on Al Maryah Island are positioned ahead of launch.
