Emirates Hills

Dubai's most established gated villa enclave, where custom mansions on large golf-course plots set the benchmark for the city's villa market.

Emirates Hills is a gated villa community in the Emirates Living district of Dubai, developed by Emaar around the Montgomerie Golf Club and the Address Montgomerie hotel. It is the city’s longest-established enclave of custom-built mansions and remains the reference point for the Dubai villa market. Emirates Hills luxury property means individually designed homes on freehold plots that range from roughly 12,000 to more than 45,000 square feet, many with fairway and lake frontage.

Why buyers choose Emirates Hills

Land, privacy and a settled neighbourhood. Plots in Emirates Hills were sold for owners to build their own homes, so no two villas are alike and the best are among the finest private houses in the Gulf. The community is gated with a single controlled entry, the golf course and lakes give long views, and the trees are mature. It is also convenient: Dubai Marina and Dubai Media City are ten to fifteen minutes, and some of the city’s strongest schools are at the gate.

Buyers are ultra-high-net-worth families from the GCC, Europe, India and further afield, often buying a primary residence for a long stay rather than an investment.

What’s available: homes and price context

Three kinds of purchase. Finished mansions built to the current standard, often on golf-course plots, which command the highest prices in the community. Original villas from the early 2000s on good plots, bought for the land and rebuilt. And occasionally a vacant or part-built plot. Prices begin in the tens of millions of dirhams for an older home and rise well beyond that for a contemporary mansion with fairway frontage. The Montgomerie Maisonettes beside the hotel are a separate, smaller product.

New developments and off-plan in Emirates Hills

Emirates Hills has no off-plan project; it is a finished community of individual plots. Renaissance advises on resale and off-market homes here, specifically custom villas and mansions on golf-course and lake plots, and on plots suited to a new build. Many of the best homes change hands without ever being listed, and our advisors are introduced to them through owners rather than portals.

Living in Emirates Hills

Dubai International Academy and Dubai British School sit within the community, with GEMS Dubai American Academy, Emirates International School and Regent International School close by; all are rated Outstanding or Very Good by the KHDA. The Montgomerie offers golf, dining and the Address hotel. Dubai Marina and its beaches are ten to fifteen minutes by car, Mall of the Emirates fifteen, Downtown Dubai around 25 and Dubai International Airport around 30. The community is car-based; there is no Metro station inside.

What to prioritise

  • The plot. Size, shape, fairway or lake frontage and the direction the garden faces. Everything else can be rebuilt.
  • Sector. Different sectors of Emirates Hills carry different views and levels of privacy; some face the course, some the lakes, some each other.
  • Build quality and age. A finished mansion should be assessed for structure, services and how it will age, not for its furniture.
  • Discretion of the sale. The best homes are bought quietly. A public listing in Emirates Hills is often a sign the home has been on the market a while.

How Renaissance advises on Emirates Hills

Renaissance treats Emirates Hills as a private market. Our advisors know the sectors, the plots and many of the owners, and introduce clients to homes before they are marketed. We also advise on rebuild potential and on the architects who work well here. Every home in our collection is vetted by our advisors, and each client has a dedicated advisor from first conversation to completion.
