Dubai Hills Estate is a 2,700-acre masterplanned community by Emaar, set between Downtown Dubai and Dubai Marina along Al Khail Road. It is built around an 18-hole championship golf course, a 180,000 square metre park, Dubai Hills Mall and King’s College Hospital. For families it has become the default choice among newer communities, and Dubai Hills Estate luxury property means the villas and mansions that line the golf course and the park.

Why buyers choose Dubai Hills Estate

Completeness. Unlike many new communities, Dubai Hills Estate has its schools, hospital, mall and park open and in use. The golf course gives the villa districts long green views and a sense of space that is rare fifteen minutes from Downtown Dubai. The community is also central: Mall of the Emirates is ten minutes, Downtown fifteen, Dubai Marina twenty.

Buyers are families upgrading from apartments or older villa communities, GCC and international owners who want a golf-side home close to the city, and investors who favour Emaar’s established masterplans.

What’s available: homes and price context

The community ranges from apartments in the Park Heights and Hills area to townhouses and villas. The luxury tier is clear: Golf Place and Golf Grove villas of five to seven bedrooms beside the course, the custom mansions of Dubai Hills Grove on large plots, and the fairway-facing homes in Fairway Vistas and Parkway Vistas. Golf-course and park frontage carries a substantial premium over interior plots, and fully rebuilt or upgraded homes on those plots sit at the top of the market.

Living in Dubai Hills Estate

GEMS Wellington Academy, GEMS International School and GEMS New Millennium School are within the community, with several nurseries. Dubai Hills Mall offers more than 650 outlets and a cinema; Dubai Hills Park has 54 kilometres of cycling and running tracks. King’s College Hospital Dubai is inside the estate. Downtown Dubai is around fifteen minutes by car, Dubai International Airport around 25 and Al Maktoum International around 30. There is no beach; Jumeirah’s coast is around twenty minutes.

What to prioritise

• Frontage. Golf-course and park-facing plots are the finite asset. Interior plots are more plentiful and always will be.
• Plot size and rebuild potential. In Dubai Hills Grove, the plot is the purchase; the house can change.
• Orientation of the garden. A north-facing garden onto the fairway is the most comfortable through the summer.
• Proximity to the mall and Al Khail Road. Convenient, but closer homes carry more traffic and noise.
