Dubai Harbour

A purpose-built seafront district between Palm Jumeirah and JBR, home to the region's largest marina and a rare low-rise beachfront collection.

Dubai Harbour is a seafront district on the coast between Palm Jumeirah and Jumeirah Beach Residence, built around a marina of about 1,100 berths and a cruise terminal. It is one of the few places in the city where a home can sit directly on sand, beside superyachts, and still be minutes from Dubai Marina. Buyers of Dubai Harbour luxury property tend to be owners who want a private beach and a boat within walking distance of each other.

Why buyers choose Dubai Harbour

The district was masterplanned by Meraas and is now owned and curated by Shamal Holding, which gives it a consistency that older coastal areas lack. The yacht club, the marina promenade and the beach are all new, and the public realm is maintained to a high standard. Compared with Palm Jumeirah, Dubai Harbour is more compact and more contemporary; compared with Dubai Marina, it is quieter and genuinely on the sea.

Typical buyers are yacht owners, families from the GCC and Europe who want a beach home with hotel-grade amenities, and investors drawn to the limited supply of beachfront apartments.

What’s available: homes and price context

The first residential phase, Emaar Beachfront, delivered a run of towers with sea views and private beach access; resale apartments and penthouses there form most of the current market. Pricing is typically above the Dubai Marina average and below the trophy tier of Palm Jumeirah. The newer branded and low-rise collections sit higher again, with penthouses commanding a clear premium.

New developments and off-plan in Dubai Harbour

Renaissance advises on one project here.

  • Dubai Harbour Residences — developed by Shamal Holding with H&H Development as development manager and Nikken Sekkei as architect. The collection comprises around 345 beachfront apartments and penthouses across eight low-rise floors, with one to four bedrooms, a private beach, a rooftop infinity pool and 24-hour concierge. Under construction, with handover expected in 2028. Low-rise beachfront is almost unheard of in Dubai, and that is the point.

Living in Dubai Harbour

Residents walk to the marina, to Dubai Harbour Yacht Club and to the beach. A new 1,500-metre bridge is being built with the RTA to give the district direct road access. Dubai Marina and JBR are five minutes by car, Palm Jumeirah ten, Downtown Dubai around 25 and Dubai International Airport around 35. Schools in Dubai Marina, Al Sufouh and Emirates Hills are within reach. Dining and retail are growing within the district, with the full masterplan including a mall and events venue.

What to prioritise

  • Sea versus marina views. Open-sea homes command the premium; marina-facing homes offer the yachts and the activity. Both are legitimate choices, but resale behaves differently.
  • Floor height in low-rise. In an eight-storey building the top floors are a small, finite set. Secure them early.
  • Beach rights. Confirm which residences carry private beach access and how it is managed.
  • Construction access. The district is still being completed; ask about phasing around your tower.
