Al Wasl is a low-rise residential district inland from Jumeirah, running parallel to Sheikh Zayed Road between Satwa and Al Safa, with the Dubai Water Canal and Safa Park on its southern edge. It is one of the few places in Dubai where a large private villa sits within ten minutes of DIFC, Downtown Dubai and the beach. Al Wasl luxury property is almost entirely villas, many on generous plots and an increasing number rebuilt to a contemporary standard.
Why buyers choose Al Wasl
Centrality with privacy. Al Wasl offers the villa life of Jumeirah with a shorter commute to the city’s business districts, and it has become a destination in its own right through City Walk, Box Park and the Canal promenade. The streets are quiet, the schools are established and the Burj Khalifa stands at the end of many sightlines. Compared with Emirates Hills, the plots are smaller and the location is far more central; compared with Jumeirah proper, there is no beach but the drive is shorter.
Buyers are families who want a central villa with a garden and pool, long-standing Dubai residents moving from apartments to houses, and international clients who prefer a city home to an island or golf estate.
What’s available: homes and price context
Most of Al Wasl is villas on individual plots, with a small number of gated compounds such as Dar Wasl and low-rise apartments nearer City Walk. Tenure varies: freehold eligibility must be confirmed plot by plot. Rebuilt villas with contemporary architecture, pools and rooftop terraces command the highest prices, with the best examples in the tens of millions of dirhams. Renaissance currently lists one such home.
New developments and off-plan in Al Wasl
Al Wasl has no large off-plan project; its market is ready homes. Renaissance’s collection here includes one ready residence.
- Villa Verve — a ready five-bedroom, six-bathroom villa on a plot of around 10,777 square feet with a built-up area of around 11,781 square feet, a temperature-controlled pool, rooftop terrace and direct Burj Khalifa views. Offered at AED 75 million, it is the one ready villa in the Renaissance collection and the clearest expression of what a rebuilt Al Wasl home can be.
Renaissance also advises on resale and off-market villas across Al Wasl, including plots suited to rebuilding.
Living in Al Wasl
Safa Park and the 3.2-kilometre Dubai Water Canal are a few minutes away, City Walk and Box Park are within the district, and Jumeirah’s beaches are around ten minutes by car. Jumeirah College, JESS and Jumeirah Baccalaureate School are among the schools nearby. Downtown Dubai is around eight to ten minutes, DIFC similar, Dubai International Airport around twenty. Mediclinic and other private hospitals are close.
What to prioritise
- Tenure first. Confirm whether the plot is freehold and what the title permits.
- Plot and orientation. A plot that allows a pool, a garden and a rooftop, with the Burj Khalifa in view, is the ideal and is rare.
- Build quality in rebuilt villas. Many Al Wasl homes have been rebuilt; the standard varies. Inspect structure and services, not just finishes.
- Street position. Villas on internal streets are quieter than those near Al Wasl Road.
