Wadeem Gardens is a new villa district by Modon on Hudayriyat Island, Abu Dhabi, and the first phase of the wider Wadeem masterplan. Contemporary four-, five- and six-bedroom villas are arranged in three gated clusters along a 2.3 km central spine, a shaded, climate-controlled promenade that links homes to the community’s shops, schools and leisure.
Villas come in Contemporary Arabic and Modernist façades, with plots from around 532 sqm for four bedrooms to 720 sqm for six. Residents will have six clubhouses, an arena, two international schools, healthcare, retail, cinemas and a waterfront promenade, with the beaches, cycle tracks and sports venues of Hudayriyat a few minutes away and central Abu Dhabi across the bridge.
Our view
Hudayriyat is becoming Abu Dhabi’s most complete lifestyle island, and Wadeem Gardens is one of the first chances to own a family villa there from launch. The 25/75 structure is unusually light during construction, and Modon’s partnership with ADIB allows off-plan finance of up to 75%. Handover is scheduled for Q2 2031, so this suits buyers planning several years ahead.
