Modon

Modon is the Abu Dhabi Government-owned developer behind Hudayriyat Island, Surf Abu Dhabi and the Nawayef and Wadeem villa districts. Renaissance presents Nawayef East and Wadeem Gardens.

Who Modon is

Modon began as Modon Properties, an Abu Dhabi Government developer, and became Modon Holding in 2024 through a merger that brought real estate, hospitality, asset management and events businesses under one listed group on the Abu Dhabi Securities Exchange. Its ownership has since consolidated: in October 2025 L’imad Holding, wholly owned by the Abu Dhabi Government, acquired the stakes previously held by IHC and ADQ and now owns around 85 per cent. In practical terms Modon is the state’s developer for Hudayriyat Island and a number of other Abu Dhabi destinations, and its backing is sovereign.

Signature projects

Hudayriyat Island is Modon’s defining work: the sports and leisure infrastructure of Surf Abu Dhabi, the Velodrome, 321 Sports, Trail X and Circuit X, Marsana Beach and the Bab Al Nojoum resort, followed by the residential districts. Nawayef introduced elevated villa and mansion land, the only hilltop plots in Abu Dhabi. Wadeem, launched in July 2025 opposite Al Bateen with more than 1,700 plots, was the first new land offering so close to the city’s established addresses in more than 15 years. Modon is also behind projects on Al Jurf and elsewhere in the emirate, and the group’s hospitality arm operates several of Hudayriyat’s venues.

What buyers should know

Modon is a young name as a residential developer, so its handover record is shorter than Aldar’s. What it has on its side is land, sovereign ownership and a masterplan that is already visibly built on the leisure side. Build quality on the first Hudayriyat villas is being established now; buyers should visit show homes and ask about specification rather than assume. Payment plans have been construction-weighted and buyer-friendly, for example 10/30/60 at Nawayef East and 5/20/75 at Wadeem Gardens, with bank finance available on some releases, and sales are registered under ADREC’s escrow framework. The trade-offs are time and uncertainty: handovers run from 2028 to 2031, the island is a construction site in 2026, and a buyer is purchasing the finished picture. The reward for that patience is early pricing on the only elevated villa land in the capital.

How Renaissance advises on Modon launches

Renaissance presents Modon’s Hudayriyat collections by appointment and has walked the Nawayef hills and the Wadeem shoreline with clients. A client receives a dedicated advisor who understands Modon’s release sequence, can weigh a 2028 Nawayef villa against a 2031 Wadeem one, and will set Hudayriyat Island honestly against Saadiyat and Fahid. We coordinate plot selection, finance options and the ADREC process for Dubai-based and international buyers, and we keep clients informed as further Modon districts come to market.
