Solaya is a private collection of 234 residences across nine low-rise beachfront buildings on the Jumeirah coastline, beside J1 Beach. Developed by Meraas with Brookfield Properties and designed by Foster + Partners with interiors by 1508 London, each building sits directly on the sand, with open-plan layouts, generous ceiling heights and sea-facing terraces designed for indoor-outdoor living.
The collection runs from two- to five-bedroom classic residences of 1,988 to 7,643 sq ft to three-bedroom garden residences with private pools, four-bedroom duplexes of over 5,000 sq ft and full-floor penthouses with private pools, gyms, spas and cinemas. Every residence has direct lift access into a private lobby and a separate service lift; three bedrooms and above include both a show kitchen and a prep kitchen.
Residents enjoy a gated arrival, direct beach access, sunset and beach pools, a spa with sauna and treatment rooms, a gym and fitness studio, a private cinema, a residents’ lounge, meeting rooms and curated gardens leading to the central Beach Park. J1 Beach’s restaurants and beach clubs are next door, Downtown is a 15-minute drive and Dubai International Airport around 20 minutes.

Our view
Beachfront land in Jumeirah is close to irreplaceable, and this is the first new collection on this stretch for years, with a design team that rarely works in Dubai. The classic four- and five-bedroom plates suit families who want a city beach home rather than a tower apartment; the garden residences and the single penthouse level per building are the rarest units. We would focus on the end-of-row buildings and the upper floors for the clearest sea views.
