Under construction
La Mer is a beachfront quarter on the Jumeirah 1 coast, developed by Meraas as a low-rise seaside destination of beach clubs, restaurants and boutiques. It is ten minutes from DIFC and Downtown Dubai, which makes it one of the closest true beaches to the city’s commercial heart. La Mer luxury property is a new category: until Solaya, there was almost nothing here to buy.
Why buyers choose La Mer
Location and rarity. The Jumeirah coast is largely built out and much of it is not freehold. A new, freehold, design-led collection on this particular beach, with the skyline behind it, is unusual enough that it attracted buyers from the first release. The setting is also calmer than the Marina or JBR: La Mer is a neighbourhood beach, not a tourist strip.
Buyers tend to be owner-occupiers from the GCC and Europe who want a beach home within a short drive of the office, and families already living in Jumeirah who want to stay on the coast in a newer, serviced building.
What’s available: homes and price context
The La Mer market is essentially one collection at present. Residences range from two-bedroom apartments to garden homes with private pools and penthouses with dedicated lifts. Pricing starts from around AED 16.5 million and rises steeply for garden houses and penthouses. There is no older resale stock of comparable quality on this beach, which is both the appeal and the reason to buy early.
New developments and off-plan in La Mer
Renaissance advises on the single project here.
- Solaya — developed by Meraas with Dubai Holding and Brookfield Properties. Architecture by Foster + Partners, interiors by 1508 London. 234 residences in total: beachfront residences, duplexes, penthouses and 18 garden houses with private infinity pools and courtyards. Landscaped pools, a wellness centre and dining spaces are set within sculpted gardens. Under construction, launched 2026, with handover expected Q2 2029. The payment plan is 20 per cent on booking, instalments during construction and 40 per cent on handover.
Solaya is the first new collection on this beach for years, and the garden houses are the rarest homes within it.
Living in La Mer
Residents walk onto the beach and along the La Mer promenade to its cafes and clubs. Jumeirah’s established schools, including Jumeirah College and JESS, are within ten to fifteen minutes. Downtown Dubai and DIFC are around ten minutes by car, Dubai International Airport around twenty. Safa Park and the Canal are inland on the same axis. Compared with Palm Jumeirah, the commute is half; compared with Dubai Marina, the beach is quieter.
What to prioritise
- Garden houses first. Eighteen homes with private pools on a beach this close to the city will not be repeated.
- Orientation. Sea-facing residences take the Gulf; rear-facing homes take the Burj Khalifa skyline. Both are strong; decide which you want at dusk.
- Floor and terrace depth. Foster + Partners’ plans give generous outdoor space; compare terrace area, not just internal area.
- Handover horizon. Q2 2029 suits buyers planning a move, not those needing a home now.
