Dubai's financial district has become one of its most serious residential addresses, with a small number of branded towers now under construction.
Under construction
Under constructionDIFC, the Dubai International Financial Centre, is the city’s financial district and a free zone with its own legal framework, set between Sheikh Zayed Road and Zabeel. For many years it was a place to work, dine and leave. That has changed. A handful of design-led, hotel-serviced towers are now rising within and beside the district, and DIFC luxury property has become the choice of buyers who want a city home that behaves like a private club.
The appeal is proximity with polish. Residents walk to the offices of global banks and law firms, to Gate Avenue and its galleries and restaurants, and to Emirates Towers. Downtown Dubai and Burj Khalifa are a few minutes away by car. The district is also expanding: DIFC’s Zabeel District masterplan adds a very large new mixed-use quarter in phases from around 2030, which underpins the long-term case for owning here.
Who buys in DIFC? Senior finance professionals who want a serviced home close to the office, international families who use Dubai as a second base, and investors who prefer a small, well-run tower to a large anonymous one.
The resale market in DIFC is largely apartments in towers such as Index, Burj Daman and Limestone House, with a small number of penthouses. The new generation is different: branded residences with hotel service, larger floorplates and private arrival. Pricing in the branded towers typically starts well above AED 30 million for a full-sized residence, with penthouses materially higher. Older resale apartments sit far below that, which makes DIFC unusual in offering both a conventional entry point and a true trophy tier.
Renaissance currently advises on two projects in the district, both by H&H Development.
Eden House Zaabeel sits a short walk away in Zabeel and is covered in our Zabeel guide.
Daily life is urban and walkable, which is rare in Dubai. Gate Avenue runs the length of the district with restaurants, cafes and art spaces; the Dubai Metro Financial Centre station is on the edge of the district; Dubai International Airport is roughly 15 minutes by car. Families typically look to schools in Zabeel, Al Wasl and Jumeirah. There is no beach, and that is the trade-off: DIFC is a city address, chosen for its energy rather than its shoreline.
Renaissance works directly with H&H Development on both towers, so our advisors can speak to available floors, views and payment terms rather than secondhand reports. We also place clients in resale and off-market penthouses within the district. Every home in our collection is vetted by our advisors before it is shown, and each client works with a dedicated advisor from first conversation to handover.
For buyers who want a serviced, walkable city address close to the financial district, yes. The new branded towers by H&H Development offer a level of service and design that did not exist in DIFC before.
Renaissance advises on Four Seasons Private Residences Dubai at DIFC (59 residences, handover 2029) and Janu Dubai Residences (57 residences, completion 2027). Eden House Zaabeel is nearby.
Yes. DIFC is a freehold zone and foreign nationals may own property there outright.
DIFC is quieter, more professional and more walkable; Downtown Dubai is larger, busier and built around the Burj Khalifa and Dubai Mall. Many buyers consider both.
