Jumeirah

Dubai's original beachfront neighbourhood, where a new generation of branded, low-rise residences is arriving on a coast that rarely sees new supply.

Jumeirah is the long, low coastal district that runs from the edge of Downtown Dubai towards Umm Suqeim, between Jumeirah Beach Road and the sea. It is old Dubai money and new Dubai design in the same postcode: private villas on large plots, public beaches, the Dubai Water Canal and, now, a small number of branded residences. Buyers of Jumeirah luxury property are usually looking for a home with sand or water in front of it and the city ten minutes behind.

Why buyers choose Jumeirah

Scarcity. Jumeirah was largely built out decades ago, and new freehold supply on the beach is rare. When it arrives, it is small, low-rise and expensive, which protects owners. The district also offers something most of Dubai’s new communities cannot: established schools, mature trees, a public beach culture and a short drive to DIFC and Downtown Dubai.

Buyers include long-standing Dubai families, international clients who want a beach home close to the city rather than on an island, and owners who prefer a villa with a garden to a tower with a view.

What’s available: homes and price context

Jumeirah offers villas on freehold and non-freehold land, so eligibility must be checked plot by plot. Freehold beachfront and canal-front homes command the highest prices in the district. The branded apartment collections now under construction are priced from the high single-digit millions for canal homes to above AED 30 million for beachfront branded residences, with villas higher still. Renaissance also lists Villa Verve in neighbouring Al Wasl, a ready five-bedroom home with Burj Khalifa views.

New developments and off-plan in Jumeirah

Renaissance advises on three collections in and around Jumeirah.

  • Rosewood Residences Dubai by H&H Development — the brand’s first address in Dubai, on Jumeirah Beach beside the 195-key Rosewood Dubai hotel. Around 63 residences from one to five bedrooms plus a small number of beachfront and garden villas, with a private beach and beach club. Sales opened in August 2026; handover expected Q4 2029 on a 10/40/50 plan.
  • Eden House The Park by H&H Development — design-led two- and three-bedroom apartments on the Dubai Water Canal, under construction with handover from late 2026 into early 2027. One of the nearer-term options in the collection.
  • Solaya by Meraas — on the La Mer beach within Jumeirah 1, covered in our La Mer guide.

Living in Jumeirah

Kite Beach, Sunset Beach and the public stretch at Jumeirah 1 are a short walk or drive. Jumeirah College, JESS and Jumeirah Baccalaureate School are among the schools within the district. The Canal promenade, Safa Park and City Walk sit on the inland edge. DIFC and Downtown Dubai are ten to fifteen minutes by car; Dubai International Airport around 20.

What to prioritise

  • Tenure. Confirm freehold status before anything else.
  • Beach versus canal. Beachfront carries the premium and the scarcity; canal-front offers calmer water, a promenade and better value.
  • Plot and orientation for villas. A north-facing garden and a plot that allows a pool and a second storey are worth more than square footage alone.
  • Handover timing. Eden House The Park completes years before Rosewood; choose for when you need the home.

How Renaissance advises on Jumeirah

Jumeirah is a district where the best homes change hands quietly. Our advisors work with H&H Development and Meraas on the new collections and maintain relationships with owners of villas that are never publicly marketed. Every home is vetted by our advisors, and each client has a dedicated advisor throughout.

Jumeirah: questions buyers ask

Can foreigners buy property in Jumeirah?

Only in designated freehold areas and projects. Several of the new branded collections are freehold; many older villa plots are not, so each home must be checked individually.

What is Rosewood Residences Dubai?

A branded beachfront collection by H&H Development in Jumeirah, beside the new Rosewood Dubai hotel, with residences and a few private villas, handover expected Q4 2029.

Jumeirah or Palm Jumeirah?

Jumeirah is the mainland coast with established schools and a short drive to DIFC; Palm Jumeirah is an island with resort-style living and larger beachfront villas. Many buyers prefer Jumeirah for daily life.

Which Jumeirah project completes soonest?

Eden House The Park on the Dubai Water Canal, with handover expected from late 2026 into early 2027.
