Under construction
Palm Jebel Ali is Nakheel’s second palm-shaped island, off the coast south-west of Dubai Marina towards Jebel Ali. It spans seven islands and sixteen fronds, twelve of them residential, with around 120 kilometres of coastline and more than 90 kilometres of beachfront. Revived in 2023 after years dormant, it is the largest beachfront villa opportunity in Dubai this decade. Buyers of Palm Jebel Ali luxury property are making a long-term, legacy purchase on a scale the first Palm can no longer offer.
Why buyers choose Palm Jebel Ali
Beachfront villas on freehold land, new, at a size that no longer exists on Palm Jumeirah. Every residential frond villa has direct beach access. The masterplan also benefits from what Nakheel learned on the first island: wider fronds, more generous plots and infrastructure designed in from the start. With more than AED 13 billion of construction contracts awarded and villas under way on all twelve residential fronds, the project has moved from vision to site.
Buyers are families from the GCC, Europe and Asia who want a primary or second home on the sea, and long-horizon investors who recognise that frond beachfront is finite.
What’s available: homes and price context
Two villa collections lead the current releases. The Beach Collection offers five- and six-bedroom villas of roughly 7,500 to 8,500 square feet. The Coral Collection offers six- and seven-bedroom residences of roughly 11,500 to 12,500 square feet. In August 2026 Nakheel released a limited set of 44 beachfront villas on Frond F across ten architectural designs by studios including SAOTA and LW Design, described as among the final new villa opportunities on the fronds. Pricing is sourced per release; our advisors can share current ranges.
New developments and off-plan in Palm Jebel Ali
Renaissance advises on the villa collections directly with Nakheel.
- Palm Jebel Ali — Beach & Coral Collection — five- to seven-bedroom beachfront villas across the residential fronds, with releases ongoing. First phased handovers are scheduled from late 2026 through 2027, with hundreds of villas on Fronds K to P already in finishing and Fronds A to F in structural works. A 9,000 square metre retail centre and a SOM-designed Friday Mosque form part of the community infrastructure.
Living in Palm Jebel Ali
The island is a long-term community rather than a finished one. Daily life today draws on Dubai Marina, JBR and Ibn Battuta for dining and retail, and on schools in Dubai Marina, Al Sufouh and Jumeirah Golf Estates. Dubai Marina is around 20 to 25 minutes by car, Downtown Dubai 35 to 40, Dubai International Airport around 45; Al Maktoum International Airport is closer, around 20 minutes. Expo City and the Jebel Ali corridor are growing employment centres nearby.
What to prioritise
- Frond and orientation. Sunset-facing beaches on the western fronds differ from the sheltered inner waters. Walk the plan with an advisor before choosing.
- Position on the frond. Tip plots have the widest water; plots near the trunk are closer to the community spine.
- Design. Ten villa designs across two collections; some suit entertaining, some suit privacy.
- Phasing. Fronds K to P hand over first. If you want to live there soon, that matters more than anything else.
