Under construction
The Oasis by Emaar is a large, low-density villa masterplan on the southern edge of Dubai, reached from Sheikh Zayed bin Hamdan Road and the planned extension of Al Khail Road. Emaar has described a community of around 7,000 villas and mansions set among lakes, canals and swimmable lagoons, with a retail core and extensive parkland. The Oasis luxury property market is new, and almost entirely off-plan: this is a place to buy for how you want to live in 2029 and beyond.
Why buyers choose The Oasis
Space and water, at a price that still allows a large plot. The central Dubai villa districts, Emirates Hills and Jumeirah among them, are built out and expensive per square foot. The Oasis offers new villas of four to six bedrooms on waterfront or lagoon plots, with Emaar’s record of delivering masterplanned communities behind it. The trade-off is distance and time: the community is being built from the ground up.
Buyers are families upgrading from Dubai Hills Estate or Arabian Ranches, GCC owners who want a weekend or primary villa with water, and investors who prefer to enter a masterplan early.
What’s available: homes and price context
The Oasis is released in named clusters, beginning with Palmiera and followed by Mirage, Lavita, Address Villas and the Palace-branded Ostra. Each cluster has its own architecture and its own share of water frontage, so the cluster matters as much as the villa. Villas range from four to seven bedrooms, with mansions on larger plots. Pricing in early clusters began from around AED 8.5 million; branded and waterfront villas sit higher, with Palace Villas Ostra from around AED 13 million at launch. Resale of early-phase contracts is beginning to form a secondary market.
New developments and off-plan in The Oasis
Renaissance advises on one collection here.
- Palace Villas Ostra by Emaar — four- to six-bedroom waterfront villas under the Palace hospitality brand, launched 2025 and now under construction, with handover expected in 2029. The developer’s inventory is largely allocated, so availability increasingly comes through early buyers. Our advice from the first release stands: prioritise the waterfront plots.
Living in The Oasis
When complete, the community will include a retail district, schools and healthcare within the masterplan, alongside the lagoons and parks. Until then, residents draw on Dubai Hills Estate and Arabian Ranches for schools and daily life. Al Maktoum International Airport is roughly 20 minutes by car; Downtown Dubai and Dubai Marina are around 30 to 35 minutes outside peak hours; Dubai International Airport around 40. The Al Khail Road extension will shorten these times materially.
What to prioritise
- Water frontage. Lagoon and canal plots are the scarce asset in a 7,000-home community. Inland plots will always be more plentiful.
- Plot size over built-up area. Villas can be extended; plots cannot.
- Cluster position. Proximity to the retail core and the main lagoon will shape daily convenience and resale.
- Phasing and timeline. Ask which clusters hand over first and where construction will continue around you after you move in.

The Oasis: questions buyers ask
Where is The Oasis by Emaar?
On the southern edge of Dubai, off Sheikh Zayed bin Hamdan Road near Dubai Hills Estate and Arabian Ranches, around 20 minutes from Al Maktoum International Airport.
What is Palace Villas Ostra?
A collection of four- to six-bedroom Palace-branded waterfront villas by Emaar within The Oasis, launched in 2025 with handover expected in 2029.
Is The Oasis a good investment?
It is an early-phase purchase in a large Emaar masterplan. Waterfront plots in branded clusters are the scarcest and most likely to hold value; inland plots will face more supply.
The Oasis or Dubai Hills Estate?
Dubai Hills Estate is complete and central with schools, a mall and a golf course in place; The Oasis offers newer, larger waterfront villas further out. Many families move from the first to the second.
