Zabeel

The quiet, established district beside DIFC and Downtown Dubai, where a small number of design-led residences are now being built.

Zabeel is the established district immediately inland from DIFC and Downtown Dubai, home to Zabeel Park, the Dubai Frame, several palaces and some of the city’s oldest institutions. For most of its history it was not somewhere foreigners could buy. That is changing: Zabeel Second now hosts a handful of freehold, design-led residences, and DIFC’s own expansion is planned on Zabeel land. Buyers of Zabeel luxury property want the calm of a mature neighbourhood with the financial district a few minutes away.

Why buyers choose Zabeel

Position without noise. Zabeel sits between Sheikh Zayed Road and the older city, with Emirates Towers and DIFC on one side and Downtown Dubai on the other. The new residences here look across to the Burj Khalifa and Emirates Towers while sitting on quieter streets. DIFC’s Zabeel District masterplan, a very large mixed-use expansion phased from around 2030, places the district at the centre of the city’s next decade.

Buyers are professionals who work in DIFC and want a home they can walk or drive to in five minutes, families who value the central location, and investors who see the area’s limited freehold supply as an advantage.

What’s available: homes and price context

Freehold supply in Zabeel is small and concentrated in a few new buildings. Homes range from one-bedroom apartments to four-bedroom penthouses, with larger duplexes in the newer collections. Pricing sits below the branded DIFC towers but above most of Business Bay, reflecting both the location and the design standard. The newly launched DIFC Residences within the Zabeel District sold out at launch in early 2026, which indicates the depth of demand.

New developments and off-plan in Zabeel

Renaissance advises on one project here.

  • Eden House Zaabeel by H&H Development — 252 residences and penthouses from one to four bedrooms, with architecture by DXB Lab and interiors by Tristan Auer. High ceilings and wraparound terraces frame views of the Burj Khalifa and Emirates Towers; amenities include an arrival courtyard, outdoor pool and gym. Under construction since 2024, with completion expected in 2027. Janu Dubai Residences, also by H&H, rises nearby on the DIFC side of Zabeel Second and is covered in our DIFC guide.

Living in Zabeel

Zabeel Park and the Dubai Frame are within walking distance; DIFC’s Gate Avenue is five minutes by car or a short walk from the eastern edge. Downtown Dubai and Dubai Mall are five to ten minutes, Dubai International Airport around fifteen. Schools include options in Zabeel, Al Wasl and Jumeirah within ten to fifteen minutes. Trade Centre Metro station is close. The district has no beach, but Jumeirah’s coast is ten minutes away.

What to prioritise

  • View line. Burj Khalifa and Emirates Towers views are the premium; confirm they are protected by the plot plan.
  • Terrace depth. Eden House’s wraparound terraces are a defining feature; compare outdoor area between homes.
  • Timing against the DIFC expansion. Construction on the Zabeel District will run for years; understand what sits between your home and the works.
  • Completion date. 2027 makes this one of the nearer-term central options.

Zabeel: questions buyers ask

Can foreigners buy property in Zabeel?

Only in designated freehold projects such as Eden House Zaabeel. Most of the older district is not freehold, so eligibility must be confirmed for each home.

What is Eden House Zaabeel?

A collection of 252 residences and penthouses by H&H Development in Zabeel Second, designed by DXB Lab with interiors by Tristan Auer, with completion expected in 2027.

How close is Zabeel to DIFC?

Immediately adjacent. The eastern edge of Zabeel is a short walk from Gate Avenue, and DIFC’s own expansion is planned on Zabeel land.

Zabeel or DIFC for a home?

DIFC offers branded, hotel-serviced towers inside the district; Zabeel offers quieter streets, parks and slightly lower pricing a few minutes away. Both suit buyers who work in the financial centre.
