Who Meraas is
Meraas was founded in 2007 as a Dubai Government-owned developer and has been part of Dubai Holding since 2020, sitting today within Dubai Holding Real Estate alongside Nakheel. Its remit from the outset was destination-making rather than tower-building: Meraas created City Walk, Bluewaters Island with Ain Dubai, La Mer and Port de la Mer, Jumeirah Bay Island with the Bulgari Resort, Dubai Design District, Madinat Jumeirah Living and Nad Al Sheba Gardens. Much of Jumeirah’s coastline as it exists in 2026 is Meraas’s work.
Signature projects
For a luxury buyer the relevant Meraas addresses are coastal. Bulgari Resort and Residences on Jumeirah Bay Island set the city’s price ceiling for branded living. Bluewaters Residences and the Bluewaters Bay towers put homes beside the Ain Dubai wheel. Port de la Mer and La Sirene brought low-rise Mediterranean apartments to the La Mer peninsula, and Solaya, launched in 2026 with Foster + Partners and 1508 London, is the first new collection on the La Mer beach in several years, with 234 residences across beachfront, garden, duplex and penthouse formats.
What buyers should know
Meraas builds places with finished public realm, retail and landscaping, which is why its communities tend to feel complete sooner than most. Build quality across Bluewaters and Port de la Mer is good and the architectural standard of its recent work, with Foster + Partners at Solaya, is higher still. Payment plans are generally construction-linked, often with a larger booking deposit and a significant instalment at handover; Solaya, for example, takes 20 per cent on booking with 40 per cent at handover. Sales are held in DLD escrow. The trade-offs are that Meraas’s prime coastal land is finite, so each release is small and competitive, and that its communities are also destinations, which brings visitors and a livelier atmosphere than a gated villa community. Buyers who want the beach and the city at once accept that readily; buyers who want seclusion should look elsewhere.

How Renaissance advises on Meraas launches
Renaissance presents Meraas collections selectively, concentrating on the coastal releases in Jumeirah where scarcity is real. A client receives a dedicated advisor who knows La Mer and Jumeirah Bay in person, can read orientation and beach frontage on a Solaya floor plate and will say plainly which formats are worth the premium. We register interest ahead of release, manage the allocation process and advise equally on resale homes at Bluewaters, Port de la Mer and Jumeirah Bay Island for clients who prefer a finished address.
