Dubai Marina

Dubai's original waterfront high-rise district, now adding a wellness-led branded tower that will be the tallest residential building in the world.

Dubai Marina is a waterfront district built around a three-kilometre man-made canal, lined with high-rise towers, yacht berths and a continuous promenade. It is one of the most recognisable skylines in the city and one of the most liquid property markets in Dubai. Buyers of Dubai Marina luxury property are typically looking for a penthouse or a branded residence with marina or sea views, close to the beach and to the Marina Walk.

Why buyers choose Dubai Marina

It is established. Dubai Marina has two Metro stations, a tram line, hotels, a mall and hundreds of restaurants within walking distance. For international buyers who want a home that is easy to let, easy to resell and easy to live in without a car, few districts compete. The trade-off is density: this is a busy, vertical neighbourhood, and the best homes are the ones that rise above it.

Buyers include professionals working in Dubai Media City and Internet City, European and Asian families using Dubai as a second home, and investors who value the district’s depth of demand.

What’s available: homes and price context

Most of the market is apartments in towers of varying age and quality. The luxury tier is narrower: full-floor penthouses in towers such as Le Reve, Marina Gate and Cayan, and the newer branded addresses. Penthouses with open sea views typically trade at a significant premium to canal-facing homes of the same size. The new branded supply sits at the top of the market and is priced accordingly.

New developments and off-plan in Dubai Marina

Renaissance advises on one project here.

  • Six Senses Residences Dubai Marina — by Select Group, a 122-storey tower of 251 residences that will stand around 517 metres on completion, making it the tallest residential building in the world. Two- to five-bedroom residences, half-floor penthouses and duplex and triplex Sky Mansions. Around 61,000 square feet of wellness space across four levels, including a longevity clinic and a 109th-floor Skydeck with a 25-metre pool. Under construction and roughly a third complete as of late 2026, with handover expected in 2029 on a 40/60 payment plan.

Living in Dubai Marina

The Marina Walk and JBR beach are on foot. Dubai Marina Mall and Pier 7 are at the centre of the district. Emirates Hills and the international schools of Al Sufouh are ten to fifteen minutes away; Downtown Dubai is around 25 minutes; Dubai International Airport around 35. Residents of the upper floors in the newer towers see the Palm, the coast and, on a clear day, the Burj Khalifa.

What to prioritise

  • View corridor. Sea views can be built out in a dense district. Check the plot plan for what may rise in front of you.
  • Age and management. Older towers vary widely in maintenance. A well-run owners’ association is worth paying for.
  • Floor height. Above roughly the 40th floor, noise and traffic fall away and the view opens. In Six Senses the difference between a mid-floor home and a Sky Mansion is a different product entirely.
  • Parking and arrival. In Dubai Marina, a private lobby and generous parking are luxuries in themselves.

How Renaissance advises on Dubai Marina

Dubai Marina rewards selectivity. Our advisors concentrate on the top of the district: branded residences, full-floor penthouses and the small number of towers that hold value through cycles. We work with Select Group on Six Senses Residences Dubai Marina and advise on resale and off-market penthouses elsewhere. Every home in our collection is vetted by our advisors, and each client has a dedicated advisor from first viewing to completion.

Dubai Marina: questions buyers ask

What is the tallest residential tower in Dubai Marina?

Six Senses Residences Dubai Marina by Select Group, at 122 storeys and around 517 metres on completion in 2029, will be the tallest residential building in the world.

Is Dubai Marina still a good place to buy?

For liquidity, amenities and ease of living, it remains one of the strongest districts in Dubai. The luxury tier is small and should be chosen carefully.

Dubai Marina or Dubai Harbour?

Dubai Marina offers depth, transport and walkable life; Dubai Harbour offers open-sea beachfront and a newer, quieter setting. The right answer depends on whether you want the city or the shore.

Are there branded residences in Dubai Marina?

Yes. Six Senses Residences Dubai Marina is the most significant, and a small number of other branded addresses exist along the marina.
