Who Omniyat is
Omniyat was founded in Dubai in 2005 by Mahdi Amjad, who remains founder and executive chairman, and marked its twentieth year in 2025. It is privately held. From the start the company positioned itself at the top of the market, commissioning Zaha Hadid, Foster + Partners and other leading architects and, from 2017, partnering with Dorchester Collection, the hotel group behind The Dorchester in London and the Hotel Plaza Athenee in Paris, to brand and service its residences. Omniyat has raised more than USD 900 million through sukuk issuances in 2025, an unusual level of capital-markets access for a private Dubai developer.
Signature projects
The Opus in Business Bay, designed by Zaha Hadid, was the building that established Omniyat’s reputation. One at Palm Jumeirah followed, with Dorchester Collection service, and set repeated record prices for penthouses. The Lana, Dorchester Collection, Dubai, opened in 2024 as the group’s first hotel in the Middle East. AVA at Palm Jumeirah is due for handover in 2026, and the current pipeline centres on two places: The Alba on Palm Jumeirah’s beachfront, and Marasi Bay, a planned waterfront destination in Business Bay anchored by VELA and VELA Viento.
What buyers should know
Omniyat builds small, slowly and expensively. Residence counts are low, floor plates are generous and private pools, full-floor layouts and hotel service are standard rather than exceptional. The completed buildings, One at Palm in particular, have held and grown value and have proved the Dorchester service model in Dubai. Build quality is among the highest in the city. Payment plans tend to be weighted to construction and handover, for example 5/55/40 at VELA, and sales sit in DLD escrow. The trade-offs are price and pace: entry points for the current collections start well above AED 30M, construction timelines on complex buildings can move, and a buyer should expect service charges that reflect a Dorchester-run property. These are homes to hold rather than trade, bought by people who already know what they want.

How Renaissance advises on Omniyat launches
Omniyat sits at the heart of what Renaissance does. A client receives a dedicated advisor who has walked One at Palm and The Lana, understands the differences between the two Alba buildings and between VELA and VELA Viento, and can advise on which residence within each is worth its price: the beachfront aspect at The Alba, the upper Horizon floors at Viento. We register interest early, handle private viewings of the show residences discreetly and advise on resale homes at One at Palm and The Opus for clients who prefer a completed address.
