Marasi Bay is a waterfront district on the Dubai Water Canal at the Downtown end of Business Bay, shaped largely by Omniyat. It is built around a private marina with direct canal access, The Lana Hotel and Residences under Dorchester Collection, and a small number of ultra-prime residential towers. Marasi Bay luxury property is defined by one idea: hotel-grade service and architecture on the water, five minutes from Burj Khalifa.

Why buyers choose Marasi Bay

Coherence. Most of Business Bay was built by many developers at many standards. Marasi Bay is a single, curated enclave with one developer’s hand on the public realm, the marina and the operator relationships. The Lana opened in early 2024 and set the tone; the residential towers that follow share its architect and its service culture.

Buyers include international clients who already know Dorchester Collection from London or Paris, GCC families who want a serviced city home with water in front of it, and owners who prefer a tower with fewer than a hundred residences to a landmark with a thousand.

What’s available: homes and price context

The Marasi Bay market is small and new. Resale is limited to a few completed addresses, including The Lana Residences. The main opportunity is off-plan in the VELA towers, where residences begin in the tens of millions of dirhams and penthouses and the Sky Palace sit far above. Pricing reflects private pools, Foster + Partners architecture and Dorchester management rather than square footage alone.

Living in Marasi Bay

Residents have the canal promenade, The Lana’s restaurants and the region’s first Dior Spa on the doorstep. Downtown Dubai, Dubai Mall and DIFC are five to ten minutes by car; Dubai International Airport around twenty. Jumeirah’s schools are fifteen minutes away. The canal connects by water to Jumeirah and the Creek, so a tender from the private marina is a genuine way to move around.

What to prioritise

• Upper floors in Viento. The Horizon residences take the Burj Khalifa and the canal together; lower floors look across the bay.
• Private pool depth and orientation. Every VELA home has one; not all face the same way.
• Service charges. Dorchester management is part of the value and part of the cost. Model both.
• Completion. Both towers hand over in 2027, which is near-term for this calibre of home.
