Who Aldar is
Aldar Properties was established in 2004 and is listed on the Abu Dhabi Securities Exchange. Its largest shareholder is Alpha Dhabi Holding, part of the IHC group, with Mubadala, the Abu Dhabi sovereign investor, holding around 28 per cent after increasing its stake in 2026. That ownership gives Aldar a quasi-institutional character: it master-develops Abu Dhabi’s principal investment zones, including Saadiyat Island, Yas Island, Al Raha Beach and, most recently, Fahid Island, and it is Mubadala’s partner in the AED 60 billion expansion of Al Maryah Island announced in December 2025. The group also owns and manages retail, hospitality, education and office assets, and in recent years has expanded into Dubai, Egypt and London.
Signature projects
Aldar’s best-known work is the Saadiyat Cultural District and Mamsha Al Saadiyat, the beachfront strip beside the Louvre Abu Dhabi and the Zayed National Museum. On Yas Island it built Yas Acres and the Yas Golf Collection, Yas Mall and the Yas Bay waterfront. Its branded residences include Nobu, Mandarin Oriental and Waldorf Astoria, and in 2025 it unveiled the Fahid Island masterplan with a gross development value above AED 40 billion. The reporting backlog, at more than AED 70 billion in mid-2026, indicates the scale of what is under construction.
What buyers should know
Aldar has a long record of delivering what it launches, which matters more in Abu Dhabi than in Dubai because the market has fewer developers. Build quality is consistent rather than exceptional; the branded collections are specified to the operator’s standard, while the mainstream communities are solid and well managed by Aldar’s own estates arm. Payment plans are typically construction-weighted and sometimes carry post-handover elements, and sales are registered under Abu Dhabi’s escrow rules through ADREC. The trade-offs are that Aldar prices in phases, so later releases cost more than earlier ones, and that demand on Saadiyat in particular can mean allocations are decided quickly. In 2026 the group itself described a more measured pace of UAE launches, which is a reasonable signal for buyers to be selective rather than rushed.

How Renaissance advises on Aldar launches
Renaissance has worked across Aldar’s Saadiyat releases since the Cultural District collections of 2023 and 2024 and presents Abu Dhabi homes by appointment. A client receives a dedicated advisor who has compared the six current collections side by side, understands where each sits in Aldar’s phasing and can secure allocations at launch. We handle the ADREC process for Dubai-based and international buyers and are candid when a later release or a resale home would serve a client better than the launch in front of them.
